What is the process?

Sit back and we will manage the entire valuation process and eliminate any uncertainty you may have. Should you require a free quote, please contact us via one of the channels on the “Contact Us” section. 

Firstly, we will request certain information from you in order to prepare a quotation. This may include: 

  • A copy of the municipal rates account. 
  • Address, pin drop location or legal erf description of the property.
  • Type of property i.e. freestanding house, apartment, office block, retail, industrial, vacant land, etc.
  • Purpose of the valuation. i.e. Insurance, Litigation, Market Value, Historic Valuation, etc.
  • A timeline of by when would you require the valuation.
  • Billing details for the quotation/invoice. 
  • The contact details of the person that will assist us with access for an inspection.


Sharing this information in the beginning stages will assist us in identifying the property and the requirements for the valuation, reducing the amount of administration work required in the later stages of the valuation process. 

Should the quotation be accepted, a deposit is then required prior to the commencement of any work. Once received, we will arrange a date to inspect the property. 

After the inspection has been completed, we conduct the necessary market research and finalise the Valuation Report. Prior to final submission, we require the balance of the fees. We then send the signed report to you for you to peruse and we will answer any queries you may have regarding the valuation.

  • Cover Page – Company branding, report title, property address, client, and valuer details.
  • Valuation Certificate – Official Valuation Certification with the property value, the Valuer’s credentials and signature as well as the date of valuation.
  • Property Report (Details of the Instruction) – Scope, purpose, and date of inspection.
  • Property Description – Location, size, and land use zoning classification and other pertinent information.
  • Legal Information – Ownership details, title deed reference, and legal encumbrances.
  • Local Authority Information – Zoning regulations, approved land use, and restrictions.
  • Description of Improvements – Structural details, specifications, and property condition assessments.
  • Photos – High-quality images showcasing the property and key features.
  • Market Information – Comparable sales, market trends, and final valuation conclusion.
  • What approach is used to value a residential property?

    Three methods can be used to estimate the market value of a property:

    • Cost Approach – values a property based on what it would cost to build the property today, while taking into consideration the depreciation of various factors. 
    • Income Capitalisation Approach – values a property based on the income stream that it generates or could potentially generate. 
    • Comparable Sales Approach – analyzing recent comparable sales of similar properties in the general vicinity of the subject property.

    The Comparable Sales Approach is the method that usually applies to single family homes, apartments and land. The valuer will choose which approach – or combination of them – would be best suited to determine the market value, depending on the property’s location and intended use.

    To assist the Valuer and to make the process run more smoothly, the following supporting information can be gathered beforehand: 


    • A copy of the municipal rates account.
    • An electronic copy of the approved building plans - if available.

    Our Fees are based on the amount of time spent on a valuation, rather than on a percentage of the value of the property. This is a fair and honest method of costing, as you pay us for what we put in.
